The Amsdell Companies is a privately held real estate company based in Cleveland, Ohio that focuses on the construction, development and management of self-storage facilities, business parks, and related commercial real estate. The company traces its origins to a family-owned construction business founded in 1928.[1]

History

The origins of Amsdell Companies trace back to 1928, when Carl Amsdell launched a masonry restoration company in Oil City, Pennsylvania.[1]

In 1976, Bob and Barry Amsdell founded U-Store-It, their first self-storage facility in Sharon, PA, followed shortly by a second location in North Olmsted, Ohio.[1] The company expanded throughout the 1980s and 1990s as the self-storage sector experienced broader industry growth in the United States.[2]

During the 1990’s, Amsdell entered into a joint venture with Sovran Self Storage, now Life Storage, contributing to the expansion of U-Store-It into a multi-state operator.[1]

In 2004, Amsdell led U-Store-It Trust’s Initial Public Offering with 154 Self-Storage Facilities and 34 Business Parks nationally, as well as a secondary offering which raised approximately $400 Million.[3] Now CubeSmart Trust, a publicly traded REIT, the company was ranked among the top five facility owners of self-storage properties in the United States according to the Inside Self‑Storage Top Operators list for 2025.[4]

By 2005, U-Store-It had expanded to over 300 properties nationwide.[2]

In 2007, members of the Amsdell family departed from U-Store-It Trust management to pursue private growth in the real estate sector.[1]

In 2008, Amsdell Companies founded Compass Self Storage, which operates self storage facilities across multiple U.S. states.[1]

In 2025, Compass Self Storage was ranked among the top self-storage operators in the United States by Inside Self Storage.[4]
