History
Mossy Oak Properties was co-founded in 1999 by Toxey Haas, creator of the Mossy Oak camouflage brand, and Chris Hawley, a land broker based in Livingston, Alabama. The first office opened in Livingston that same year.
The company began franchising in 2002, expanding into a multi-state network.[2] The franchise network formally launched in 2003 under the name Mossy Oak Properties, Inc., with offices operating as independently owned and licensed brokerages.
By 2020, the network had grown to 95 franchised locations across 27 states.[2] According to the company, as of 2026 the network includes more than 650 land specialists operating across offices in more than 30 states.
Corporate structure
Mossy Oak Properties operates as a franchise under Haas Outdoors, Inc. Each office within the network is independently owned and operated. Chris Hawley has served as CEO and president since the company's founding.[1] The initial franchise fee is $15,000, with a total initial investment range of $20,250 to $72,250 and an ongoing royalty fee of 6%.[2]

The Mossy Oak Properties network handles transactions involving rural and recreational land, including farms, ranches, timberland, hunting properties, waterfront acreage, and rural homes. The franchise model provides national-level marketing, branding, and training support, while individual offices maintain local autonomy over operations.
Inman, a trade publication covering the real estate industry, identified Mossy Oak Properties as one of the top U.S. real estate brokerages for rural land.[3]
In 2017, the network closed over 2,900 transactions totaling in excess of $630 million in sales volume and covering 380,000 acres.[4] According to company figures, the network completed approximately 3,600 transactions in 2024, totaling more than $1.1 billion in sales volume.
Recognition
Mossy Oak Properties and multiple of its franchise offices have been included in The Land Report's annual "America's Best Brokerages" survey, an industry ranking of U.S. land brokerages, across national and regional categories including the South, Midwest, Southwest, Great Plains, Northeast, and West.[5]
