Dubai South

City under construction in Dubai, UAE From Wikipedia, the free encyclopedia

Dubai South (formerly known as Dubai World Central) is a master-planned city in the emirate of Dubai, United Arab Emirates. Launched in 2006, the 145 km² development is built around Al Maktoum International Airport (DWC), which is under phased expansion to become the world’s largest airport by passenger and cargo capacity. Dubai South comprises dedicated districts for logistics, aviation, business, exhibitions, and residential living, and is envisioned to support a population of one million and create approximately 500,000 jobs when fully complete [1] [2].

It operates as a free zone governed by Dubai Aviation City Corporation (DACC), offering 100% foreign ownership and tax incentives, and plays a key role in Dubai’s economic diversification and urban planning strategy [3].

History

The city was launched in 2006 under the name Dubai World Central (DWC) as a strategic aerotropolis around a new mega-airport. Cargo operations at Al Maktoum International Airport began in 2010, followed by passenger operations in 2013 [4].

In 2015, the development was rebranded as Dubai South to align with Dubai’s Vision 2021 goals, focusing on building a happy, inclusive, and sustainable city [1]. The project gained further momentum with the hosting of Expo 2020 in a neighboring district, which spurred infrastructure development and led to the post-event establishment of Expo City Dubai [5].

Master Plan and Districts

Dubai South is divided into specialized districts that serve various economic and community functions:

  • Al Maktoum International Airport (DWC): The central anchor of the city, currently under expansion to include five parallel runways, 400+ aircraft gates, and a target capacity of 260 million passengers annually [6].
  • Logistics District: Spanning 18 km², this zone offers multimodal connectivity between air, sea, and land. It includes EZDubai, a 920,000 m² e-commerce hub supporting major players like Amazon, Noon, and DHL [7].
  • Mohammed Bin Rashid Aerospace Hub (MBRAH): A 7 km² free zone dedicated to aviation, including MRO facilities, VIP terminals, flight training centers (e.g., Emirates Flight Training Academy), and business aviation [8].
  • Business Park: A growing commercial zone housing over 4,000 companies with office space, flexible licensing, and access to DWC [9].
  • Residential District: A 7 km² master-planned community for workers and families, with key developments such as The Pulse, Pulse Beachfront, South Bay, Hayat, and South Living [10].
  • Exhibition and Humanitarian District: Hosts Expo City Dubai, the post-Expo legacy development now repurposed into a smart city focused on innovation, business, and sustainability [5].

Al Maktoum International Airport

DWC is positioned as Dubai’s future global aviation hub. In 2024, Sheikh Mohammed bin Rashid Al Maktoum approved designs for a AED 128 billion expansion, which will include:

  • Five parallel runways
  • Five terminal buildings
  • Capacity for 260 million passengers and 12 million tonnes of cargo annually
  • Relocation of all operations from Dubai International Airport (DXB) within 10 years [6]

Once completed, DWC will be five times the size of DXB and central to Dubai’s air cargo and passenger infrastructure. The Dubai Airshow has been hosted at DWC since 2013 [11].

Logistics and E-Commerce

Dubai South is designed as a global logistics gateway. Its Logistics District offers:

  • Seamless access between Jebel Ali Port and DWC
  • Airside cargo handling with customs support
  • EZDubai, launched in 2019, providing warehousing and fulfillment for regional and international e-commerce brands [7]

Major operators in the district include DHL, Aramex, FedEx, and other 3PL providers. Bonded, hybrid, and dual-licensed facilities are available.

Aerospace and Aviation Industry

The MBR Aerospace Hub supports:

  • Business aviation: Home to five FBOs and over 17,000 private jet movements in 2024
  • MRO and technical support: Hangars, completion centers, and specialized maintenance zones
  • Training and education: Emirates Flight Training Academy, simulator centers, and future aerospace university partnerships [8]

It is also hosting advanced aviation concepts such as vertiports and helicopter mobility platforms.

Residential and Community Development

The Residential District is rapidly growing with modern infrastructure and real estate offerings:

  • South Bay: 800+ villas and townhouses and 200+ lagoon-facing mansions (handover by 2026–27) [12]
  • Pulse Beachfront: Lagoon-side community with 788 units, Phase 1 handed over in 2024 [13]
  • The Pulse Townhouses: First large-scale handover, completed in 2020 (1,400+ homes) [10]
  • Hayat: A wellness-oriented community launched in 2025 (2,500 units planned) [14]
  • South Living: Sold-out apartment building launched in 2024 [10]
  • Emaar South: Golf-course residences by Emaar Properties [15]

Community infrastructure includes parks, retail centers, mosques, sports courts, and healthcare.

Expo City Dubai and Legacy

Located adjacent to Dubai South, Expo City Dubai opened in 2022 following the conclusion of Expo 2020. The 4.38 km² district includes:

  • Legacy pavilions (Al Wasl Dome, Terra, Alif)
  • Dubai Exhibition Centre
  • Headquarters for Siemens, DP World, and other global tenants
  • Schools, museums, and residences [5]

It is positioned as a sustainable city of the future and shares infrastructure links with Dubai South.

Governance and Ownership

Dubai South is fully owned by the Government of Dubai and operates under Dubai Aviation City Corporation (DACC). Its real estate arm, Dubai South Properties, is responsible for developing and managing residential and commercial projects. The area operates as a free zone with streamlined licensing, visa, and customs services [3].

Education and Services

Dubai South is supported by essential community services:

  • GEMS Founders School – Dubai South, opened in 2024, offering British curriculum [16]
  • Lulu Hypermarket (50,000 sq. ft), healthcare clinics, and parks
  • District cooling, integrated public transport, and future metro links

Police, civil defence, and municipal services are active within the development, ensuring public safety and regulation.
