South Lakes is a census-designated place (CDP) in Matanuska-Susitna Borough, Alaska, United States. It was first listed as a CDP prior to the 2020 census, after the split of the former CDP of Lakes.[1] As of the 2020 census, South Lakes had a population of 5,229.[2] It is part of the Anchorage, Alaska Metropolitan Statistical Area.

Geography

South Lakes is located east of Wasilla and west of Palmer; the CDP name refers to a chain of lakes forming the northern edge of the community. It is bordered to the north by the North Lakes CDP.

According to the United States Census Bureau, the South Lakes CDP has a total area of 8.3 square miles (21.4 km2), of which 7.8 square miles (20.2 km2) are land and 0.46 square miles (1.2 km2), or 5.72%, are water.[1]

2020 census

As of the 2020 census, South Lakes had a population of 5,229. It was the sixth most populated CDP in the borough.[4] The median age was 37.3 years. 26.0% of residents were under the age of 18 and 14.7% of residents were 65 years of age or older. For every 100 females there were 101.9 males, and for every 100 females age 18 and over there were 101.7 males age 18 and over.[5][6]

99.2% of residents lived in urban areas, while 0.8% lived in rural areas.[7]

There were 1,886 households in South Lakes, of which 34.7% had children under the age of 18 living in them. Of all households, 54.6% were married-couple households, 18.2% were households with a male householder and no spouse or partner present, and 19.4% were households with a female householder and no spouse or partner present. About 22.3% of all households were made up of individuals and 6.2% had someone living alone who was 65 years of age or older.[5]

There were 2,055 housing units, of which 8.2% were vacant. The homeowner vacancy rate was 2.8% and the rental vacancy rate was 7.7%.[5]
