Founding and History
George Trutina emigrated from Croatia to Canada in 1972, initially settling in Toronto before relocating to Calgary in 1975. Working first as a drywaller and framing contractor, he gradually accumulated capital and industry experience before establishing Truman in 1995 with the purchase of approximately 30 acres of land in Chestermere, Alberta. The company's first development was Chesterview Estates, a residential neighbourhood in Chestermere.
Over the following decades, Truman expanded from single-family homes into multi-family, rental, commercial, and mixed-use development. The company remains family-operated, with Trutina's sons Tony (chief operating officer), Oliver (senior vice president), and Peter (vice president of land development) holding senior roles.
Operations
Truman develops a range of properties types, including single-family homes, townhouses, condominiums, purpose-built rentals, and mixed-use buildings. It operates across multiple Calgary communities and in Chestermere. The company has reported land holdings exceeding $500 million and a development pipeline described as exceeding $9 billion.
Notable developments
West District
West District is an 84-acre master-planned community in southwest Calgary, located near Old Banff Coach Road and 85th Street SW in the West Springs area. Truman began assembling land for the project approximately a decade before construction started in 2018. The development includes residential, retail, office, and public space, anchored by a central park designed in collaboration with HDR Architects that incorporates stormwater management infrastructure. Calgary City Council approved the West District plan unanimously following a public engagement process that included a dedicated consultation centre Truman built on-site.[1]
In 2025, Truman applied to amend the approved area plan for West District to permit nine condo towers of up to 30 storeys, up from the existing limit of 10 storeys, which would add approximately 2,200 homes. The application drew opposition from nearby residents and the West Springs Cougar Ridge Community Association, whose planning committee chair said the proposal "extends beyond" what the area's infrastructure could sustain.[2]
Kensington Legion redevelopment
Truman partnered with Royal Canadian Legion Branch No. 264 on Kensington Road on a land exchange arrangement. Under the agreement, Truman constructed a new 37,000-square-foot facility for the Legion, including a restaurant and leasable office space, in exchange for the right to develop an adjacent parcel as an eight-storey, 218-unit mixed-use condominium. The Legion's chair described the arrangement as a model potentially viable for other asset-rich Legion branches across Canada.[3]
Marda Loop redevelopment
In 2025, Truman and Calgary Co-op proposed a mixed-use development in the Marda Loop neighbourhood on the former site of the Marda Theatre, named the Marc and Mada Block. The proposal included two 19-storey towers, 440 housing units, a grocery store, shops, and a 660-stall underground parkade. The project also included a commitment to create 34 non-market housing units in partnership with Liberty Housing Organization.[4] Calgary City Council approved zoning for the project in July 2025.[5]
Hospitality
Truman has developed hotel projects in Calgary in partnership with Marriott International. These include an Autograph Collection hotel on Stampede Park, described at the time of its groundbreaking as the first full-service, convention-oriented hotel built in downtown Calgary in 25 years.
Affordable housing
Truman has participated in affordable homeownership initiatives in Calgary. The company contributed units to the Attainable Homes Calgary program and later established an internal program called Liberty Home Ownership, which provides down payment assistance to buyers. The company has reported the program has assisted more than 400 families.[6]
Truman also offers a rent-to-own program for residents of its rental properties. Under the program, a portion of rent paid over a minimum two-year tenancy accumulates as credits that can be applied toward a purchase of a Truman property.[7]
